Checklist to prepare your home for 3D tours and listing photos:

        1. Clear and clean kitchen counters.  Remove everything from the countertops besides a few decorative items.  Ensure to clean the sink, stove and backsplash.
        2. Clear and clean bathroom counters.  Put toothbrushes, bottles of shampoo, sponges, and any other personal care items in drawers.  Ensure towels are cleanly folded and presentable on towel racks.
        3. Open all window treatments.  Natural light helps to bring emotion and realism to your real estate photos.  If it's too bright you're photographer will alter shades and curtains to balance the shot.
        4. Turn on all lights throughout the entire house.  Lighting is arguably one of the most important aspects of good photography.  Turn on all interior and exterior lights to present your home in the best light possible.
        5. Replace any burned out light bulbs.  Often overlooked, but it's important to illuminate your home as much as possible.  If there are dark areas such as a basement, consider adding a few extra lamps during your photography session.
        6. Turn off all TVs, computers and ceiling fans.  Our photographers use HDR which takes multiple exposures and combines the lighting effect into a single frame.  Any motion from TVs, computer monitors or fans can cause a strange effect in HDR.  For this reason we, we recommend turning off these items to prevent any blur effect.
        7. Make all beds.  Although it may seem obvious this often goes overlooked.  Ensure your rooms are tidy, the beds are perfectly made and use decorate pillows whenever possible.
        8. Remove floor mats and runners.  Mats and runners are great for protecting your floors but can make your floorplan look smaller than it is.  Our photographers use wide angle lens to make your houses look bigger; however, floor coverings can negate this effect so store them prior to your photography shoot whenever possible.
        9. Remove all personal items and photos.  To help buyers visualize themselves in home it's important you remove any most personal items and family photos on the day of photography.  Buyers want to believe the home was made especially for them!
        10. Put jackets and shoes in the closet.  A buyer may subconsciously think a home lacks storage space when they see jackets or shoes about.  Stow these items in the closet and remove as many distractions as possible from the frame.
        11. Clear all night stands.  Remove all items except a lamp and perhaps a decorative item.   Make your bedrooms seem as fresh and clean as possible.  Think of it like a perfectly tidy motel room.
        12. Remove all pet items.  It's important that your home shows no signs of pets, especially pet smells.  Not everyone has a pet and in fact some people are quite allergic.  Ensure any food bowls, or pet toys are hidden on the day of your photoshoot.

Checklist to prepare your home listing for exterior and aerial photography:

        1. Tidy up the yard and landscaping.  First impressions are crucial! The first photos buyers will see is the outside front yard shot.
        2. Parks all vehicles either in the garage or down the street.  Giving an unobstructed view of the driveway and front of the home is important for buyers to visual their cars in the driveway.
        3. Move all trash and recycle bins and lawncare equipment.  Garage cans can be unsightly as well as pieces of lawn care equipment lake rakes, shovels and lawnmowers.  When possible move theses items into the garage or shed to give an unobstructed view of your yard and the sides of your home.  It's good practice to keep the lawn clear of toys or pet items as well.
        4. Sweep the patio, porch and walkways.  Especially during fall where leaves may obstruct the view or cause a distraction in the photo.  Whenever possible after sweeping stage these areas with decorative items that creates a relaxing space that invites homebuyers in.  Creating an inviting entry shows pride in home ownership to homebuyers.
        5. Remove outdoor cooker covers.  Show off your BBQ grill and outdoor cookers!  Remove any coverings from these items if you feel they are presentable.  Old, stained or rusty grills should leave the coverings on however.
        6. Open up patio umbrellas.  If it's not too windy on your photography day, open up the umbrella and create an inviting space.  Dust off any chairs and clean outdoor table surfaces.  Clean and tidy this area as though you were getting ready to share it with a friend.
